Had been looking for a legal way to leave a family member some property when I pass this life without them being in any kind of control of it while I’m still here and not loading them down with a bunch of taxes or expenses and not having it in probate with the state forever. Heard about a Lady Bird deed and it sounded exactly like what I was looking for. Contacted Attorney Flanagan who was familiar with it. Made an appointment to discuss it further. At the appointment the ends and outs were explained along with all the legal stuff. Still sounded like what I wanted so agreed that Mr. Flanagan would draw up the papers and file them. The following week the papers were ready, I went back to sign them and finally it was done.
